RECONSTRUCTION
Modern Commercial and Administrative Building at Kaunas City Gate
This project is located at a key intersection in Kaunas, known as the city gate, where major car, pedestrian, and bicycle flows converge. It sits near important landmarks like the Kaunas district municipality, SAVAS shopping center, and former cinemas. Due to its position along Savanorių Avenue and P. Lukšio Street, the site connects the Kalniečių district with the city’s main streets. As a result, it experiences heavy urban and suburban traffic.
Architectural and Volumetric Solutions
The building’s design responds directly to this busy context. The ground floor volume stretches along Savanorių Avenue, emphasizing the street’s importance. Additionally, a distinct accent volume marks the intersection of P. Lukšio Street and Savanorių Avenue. These volumes feature clear and laconic shapes.
Functional Layout
The first floor houses commercial spaces, including a grocery store and small retail tenants. Moreover, it allows easy access for pedestrians, cyclists, and drivers. An internal passage connects Savanorių Avenue with residential pedestrian flows, improving connectivity.
On the second floor, the design includes a parking area, public spaces, and dining venues. Access is available via elevator or stairs from the elevated ground floor. Public areas surround the administrative volume and feature benches, greenery, and lighting to create an inviting atmosphere.
The third to fifth floors are dedicated to administrative offices. Meanwhile, auxiliary rooms and a roof terrace occupy the sixth floor.
Facade Design
The facade combines modern aluminum composite panels in two zones: a dark gray vertical multi-layer panel base and an upper section clad with perforated panels over a glass facade system. The main entrances use large glass walls that invite natural light and increase visibility.
Project Summary
In total, this 6,785 m² project balances functionality and urban presence. It responds well to the dynamic flows of Kaunas city, creating a vibrant new landmark.
